Preparing

You talk; we listen.  We begin the process by listening to what your biggest concerns are, and what your ultimate goals are.  Once you’re comfortable with the property management process, then we’ll talk about what is possible for your rental property and we will craft a plan that will help you attain your goals.

Coming Up With a Plan

There are important factors that we’ll need to consider early on.  First, what the current market is and the best rental price for the property. And, what, if any, deferred maintenance items need to be addressed. We will manage all aspects of the marketing, screening, and day-to-day management of your property. We keep up to date with the many local, state and federal laws and regulations that Landlords are required to operate within. 

Due Diligence

Two of the most important aspects of getting you results are the proper preparation and pricing of your rental property.  After doing a thorough walkthrough of your home, we will help you decide what types of things need to be done in order to maximize your rental proceeds and minimize the time to find a renter.  And, don’t worry… we’ve got people that can help do the work!  Next, we’ll do the proper due diligence, and share with you what is happening in the market, how your home stacks up, and what you can expect to net from the rental.  Finally, we will customize a marketing plan unique to your home. Once we launch, one thing that our clients really appreciate is the weekly update, which will illustrate what our team has done to market your rental property, how effective those efforts have been, and feedback from showings.

The Transition

Once we have a qualified tenant and an approved application, we will collect the holding fee and schedule the move-in. Then we will complete the tenant move-in, collecting the security deposit, and conducting a new tenant orientation. From there we will transition into the active management phase, providing you with monthly updates.

Relax

You will receive your rental income monthly via EFT directly into your bank account. You won’t have to lift a finger to manage the property. We will handle everything that comes up, and we mean everything.
